Before you book

How do you price your services?
Homes and turnovers are flat-rate by bedroom and bathroom count - never hourly, so the quote is the final price. Commercial properties are quoted after a short walkthrough, based on square footage, scope, and frequency.
Can you handle same-day Airbnb turnovers?
Yes. Sync us to your booking calendar and we schedule turnovers automatically between check-out and check-in. Same-day and rush turnovers are available as an add-on.
Do you take care of linens and restocking?
For rental clients, yes: linen changes and hotel-style bed making are standard, and we can manage laundry and restock guest supplies (toiletries, coffee, paper products) as add-ons billed with your turnover.
Do I need to be there?
No. Most clients give us entry instructions and rely on the LuxeNest Report - after-photos, inspection notes, and lock-up confirmation - instead of being on site.
What if something gets damaged?
We're fully bonded and insured. Report anything within 48 hours and we handle repair or replacement directly.
What happens if I'm not satisfied with a clean?
Tell us within 24 hours and we return to make it right at no charge. If you're still not happy, you don't pay for that visit.
